Hello, NABOR members! 
This announcement is most certainly a huge one that will have agents and brokers asking many questions. First and foremost this decision was made by the NABOR Board of Directors with our entire membership and REALTORS® across Louisiana at the forefront. This decision has also been years in the making with many avenues explored and choices made along the way. Here is where we landed and we are very excited!

NABOR is one of 10 REALTOR® associations in Louisiana and has been the ONLY one that has not had their own MLS. We have attempted to work with other associations to provide a statewide MLS solution to no avail for a variety of reasons. Greater Southern MLS has risen to the top as the best choice for our members as a way to expand and increase services not only for NABOR members but for REALTORS® across the state.

Greater Southern MLS is a Broker-led MLS solution with which NABOR has formed a partnership. NABOR does not own the MLS. Brokers own the MLS. What does this really mean? It means brokers make the decisions as how to best serve the agents and handle the data. Currently there is regional data including the Southwest Association of REALTORS® in Lake Charles and several brokerages around the state, Greater Southern MLS is actively working to invite more associations and brokers with the ultimate goal of creating a statewide MLS.

With Greater Southern MLS, your voice will be heard. It means we will be working to ensure leads go back to the brokers and agents generating the business without the need to pay for the leads from 3rd parties. It means your MLS is broker/agent-centric.

​Hello NABOR Members! We wanted to make sure you all received the following message from Louisiana REALTORS. Make sure to watch the short video and read ALL information using the links in the message.

Louisiana REALTORS® continues to closely monitor the quickly developing effects of the Coronavirus (COVID-19) pandemic. Over the weekend, LR sent letters to the Governor, the Louisiana Tax Assessors' Association and the Louisiana Clerks of Court Association urging the collaboration of government entities that are crital to the transaction. View the video message from Norman Morris, CEO providing an update and list of things available to you to help you navigate these times. 
Starting at 5:00 pm TODAY, March 23, 2020, a statewide Stay at Home Order goes into effect. We have provided some general guidance and answers about how does this order impact real estate. The guidance addresses the following:

·    Does the Governor’s Stay at Home Order mean I cannot conduct business?
·    Can we still conduct real estate closings?
·    Can I still hold open houses on listed properties or show houses?

We encourage brokers and managers to contact their agents and support staff to determine a plan of action on how best to serve their clients through remote and virtual methods and how to conduct business while also following the Governor’s Order and the CDC’s guidelines on group gatherings. If you have transactions and timelines that are potentially impacted, put to use the Coronavirus Amendment that has been drafted.

Dear NABOR members,

We have further updates regarding NABOR, COVID-19 and the most recent recommendations made by the Center for Disease Control (CDC). As of March 15, 2020 the CDC has recommended that no gatherings of more than 50 people be held for the next 8 weeks. Also with the closure of schools many of you are having difficulties with child care.
The Board of Directors feels strongly that, while we want to maintain as many normal activities as possible to help you be successful, your health and well-being are paramount. In an effort to follow through with our mission while being responsible we have made the following decisions about upcoming events:

1) NABOR Boot Camp is cancelled for March, April and May, 2020.
2) New Member Orientations will be POSTPONED.
3) Live CE classes will be cancelled through May, 2020.
4) The General Membership Meeting for April 7, 2020 will be cancelled.
5) The PAT Fundraiser for May, 2020 will be POSTPONED.
6) The Awards Gala for March 19, 2020 is POSTPONED.
7) The scheduled Board of Directors meetings will continue as scheduled.

Because this is an ever-changing environment there may be more adjustments made and communicated to you via email and social media. Please, stay diligent in watching for future communications.

Louisiana REALTORS® and NAR Update:

NAR MLS Clear Cooperation Policy 8.0

​NAR MLS Clear Cooperation Policy 8.0
goes into effect  March 1, 2020 with a 60-day grace period
before sanctions will be enforced on May 1, 2020.

What is the NAR MLS Clear Cooperation Policy 8.0?
Policy Statement 8.0 mandates that listings of the types required to be submitted to the MLS service (single family homes for sale or exchange, vacant lots and acreage for sale or exchange, two-family, three-family, and four-family residential buildings for sale or exchange) must be entered into the MLS for cooperation with other MLS Participants within twenty- four (24) Business Hours of marketing a property to the public.
 
GSREIN MLS Rules and Regulations
Section 1.01 – Clear Cooperation Policy 8.0
Within twenty-four (24) business hours of marketing a property to the public, the listing broker must submit single family homes for sale or exchange, vacant lots and acreage for sale or exchange, two-family, three-family, and four-family residential buildings for sale or exchange to the MLS for cooperation with other MLS Participants. 
 
Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public. (Adopted 11/19)
 
Section 1.3 Exempt Listings
If the seller refuses to permit the listing to be disseminated by the service, the participant may then take the listing (office exclusive), and such listing shall be filed with the service but not disseminated to the participants. The filing of the listing with the service is done by submitting the GSREIN Listing Exclusion Agreement signed by the seller(s), authorizing that the seller(s) do not desire the listing to be disseminated by the service. The GSREIN Listing Exclusion Agreement must be filed with the service within seventy-two (72) business hours (excluding weekends and holidays) after the effective date of the listing.
 
NOTE: MLS Participants must submit Exempt Listings to the service within (24) twenty-four business hours once the listing is publicly marketed. See Section 1.01 above, Clear Cooperation Policy 8.0.

NFIP Extended Until September 30, 2020

The National Flood Insurance Program (NFIP) has been extended until September 30, 2020.  While this short term extension provides some predictability for homebuyers and sellers it is far from a permanent fix.
​
"Confidence and stability are two of the most critical factors impacting America’s housing market and economy," the National Association of REALTORS®’ President Vince Malta said after the agreement passed the House.

Louisiana REALTORS® Political Action Committee

What does it do?
LARPAC ensures the legislative process is working for the best interests of the real estate industry and works diligently to influence the outcome of key real estate issues at the state and local levels.

How?
1. Approves expenditures of funds for local and state races
2. Overseeing and supporting all fundraising activities
3. Supporting local Political Action Team efforts
4. Having funds available to promote or fight pivotal real estate issues important to protecting homeowner rights and the REALTOR® business.

Why is LARPAC Important?
A contribution to LARPAC is the best investment a REALTOR® can make for their business. Your investment helps ensure candidates who understand the importance of our industry and property ownership rights are elected to office. It is extremely important that our elected officials understand and value the real estate industry and make decisions while in office that will not harm the industry.
Each of Louisiana REALTORS® ten local associations have Political Action Teams. These teams are responsible for reporting to LARPAC and providing insight and information regarding local political affairs.
